Madison is the county seat of Morgan County, Georgia, set about an hour east of Atlanta and close to Athens, within the Atlanta-Athens combined statistical area. Founded in 1809 and laid out in the early national period, the city grew as a stagecoach stop and an in-town residence for the area's planter families during the cotton economy, with principal streets patriotically named for presidents. Its most defining historical fact is architectural. Madison is known as "the town Sherman refused to burn," having largely escaped the destruction of the Civil War's March to the Sea. That survival left the city with one of the largest and most intact historic districts in Georgia, containing dozens of antebellum homes and other 19th-century structures arranged around a preserved downtown and the Morgan County Courthouse. More than fifty antebellum houses survive in the city, making it a living museum of Georgia's early 19th-century architecture. The community has made historic preservation central to its identity, and its architecture draws heritage visitors from across the Southeast. With a population of about 4,500, Madison sits at the center of Georgia's Lake Country. Lake Oconee and Lake Sinclair lie nearby, anchoring a broader region of lakefront living, boating, and golf, while the city itself remains a compact, walkable county seat with local shops, restaurants, and community events. Madison suits people drawn to authentic Southern architecture, a slower pace, and lake-country recreation, while staying within commuting reach of Atlanta and Athens. Its combination of a nationally significant historic district, small-town walkability, and proximity to two major lakes makes it one of Georgia's more distinctive small cities.
